Every commission follows the same five stages. Each one ends with drawings you can hold and a decision that is yours to make.
Most clients stay with us from the first site visit to the one-year review. Some come for a single stage, such as feasibility or planning, and we are glad to work that way too.

What happens, and what you receive.

2–4 weeks
Feasibility
We walk the site, read your brief and test it against the plot, the planning rules and the budget. You learn what can be built, and roughly what it will cost, before anything is drawn.

4–8 weeks
Concept
We draw three ways to meet the brief as plans, sections and a simple massing model. You choose one, and we develop it until the rooms, the light and the materials are settled.

3–6 months
Planning
We prepare the drawings and statements for the planning application, and meet the authority and the neighbours where it helps. We stay with the application until a decision is issued.

3–5 months
Technical
We draw the building as it will be built: every junction, opening and finish, with a specification a contractor can price. We help you compare tenders and appoint a builder.

8–18 months
On site
We visit the site every fortnight, answer the builder’s questions and check the work against the drawings. At handover we walk through with you, and return a year later to see how the building behaves.

One-year review
Durations are typical for a single building of 300 to 1,500 m². Planning times depend on the local authority.
